ZED PODS Limited, a UK design and build SME specialising in zero-operational-carbon modular housing for public-sector clients across England and Wales, has been named a finalist in two categories at The Lloyds British Business Excellence Awards 2026, shortlisted for both The Dext Innovation Award.
The shortlisting recognises two sides of the same business. One entry highlights the innovation behind the company’s modular building system; the other its performance as a small to medium-sized enterprise in one of construction’s most demanding markets. ZED PODS operates across affordable housing, brownfield regeneration and the modern methods of construction (MMC) sector, with a deliberate focus on constrained land that conventional developers tend to avoid, including flood zones, car parks, garage courts and complex urban infill sites.
Homes on land others walk away from
At the heart of the innovation entry is the ZED PODS Podium-based Build System, which pairs a raised structural podium with factory-built volumetric modular homes. The company says the system enables high-quality homes rated EPC A, with SAP scores of 100 and above, to be delivered on sites previously considered unviable, while retaining up to 70 per cent of existing tarmac, reducing excavation and cutting embodied carbon. Because the homes sit above ground level, development becomes possible in flood-prone locations, and the business reports it secured the UK’s first Environment Agency approvals for podium-based social housing in flood zones. The company describes the homes as fabric first, designed to reduce energy bills for residents while supporting public-sector clients facing urgent housing, budget and climate pressures.
Bucking the trend in a tough modular market
The SME shortlisting places that innovation in a bracing commercial context. According to the business, modular housing has attracted major names and significant investment, yet more than 45 modular companies have failed in the last four years despite over £2bn of investment. ZED PODS presents itself as an SME punching above its weight, and says it has bucked that trend by declining to chase scale at any cost. Instead it has built an integrated model combining in-house design, planning, digital coordination, manufacturing knowledge and principal contractor delivery, giving clients a single accountable partner from feasibility through to handover and, it says, greater certainty on cost, quality, programme and long-term performance. According to the business, the system has been refined continually through BIM, design for manufacture and assembly, post-occupancy data and client feedback, making innovation an ongoing operating model rather than a one-off product.
From a Bristol car park to a national order book
Hope Rise in Bristol, a pioneering scheme built above a public car park, was showcased at COP26, where the company says it was the UK’s only residential modular new-build project featured in the Built Better Now pavilion, and achieved 104 per cent on-site energy generation. ZED PODS reports it has now delivered 145 zero-operational-carbon social homes and holds an order book of more than 1,000 homes from over 30 public-sector clients, evidence, it argues, that innovation on difficult land can be commercially viable, socially valuable and scalable. Through programmes such as Prisoners Building Homes and collaboration with local SMEs, the firm says its work creates wider economic and social benefit alongside strong commercial growth. The company has twice received His Majesty The King’s Awards for Enterprise, for Sustainable Development in 2024 and for Innovation in 2026.
