Hybrid Resi, the London serviced apartment operator that has grown from a single unit to 75 apartments in three years, has been named a finalist in The Vistage Growth Business of the Year Award at the Lloyds British Business Excellence Awards 2026.
Founded in 2022, the tech-enabled, human-led business operates at the intersection of hospitality, real estate and technology, delivering fully furnished, design-led apartments across Greater London with a growing presence in Dubai. Its model combines the space and flexibility of residential living with the service standards and consistency of a hotel, targeting corporate travellers, relocations, families and professionals who need high-quality, work-ready accommodation for short and extended stays.
The hotelisation of residential property
A core differentiator is what the company calls the hotelisation of residential real estate. Unlike many competitors that rely on third-party supply, Hybrid Resi owns and operates its inventory end to end, giving it control over quality, pricing, guest experience and brand consistency while supporting stronger margins. The business sits between traditional hotels and fragmented short-let providers, offering larger, residential-style accommodation delivered to hotel standards, with high-speed Wi-Fi, dedicated workspaces, weekly housekeeping and infrastructure for longer stays. Technology underpins the operation: a fully integrated digital ecosystem streamlines the guest experience from booking to check-out, including automated check-in, smart access and centralised operational controls. Controlled growth, improving margins
The company reports strong, disciplined growth since launch, scaling from one unit in 2022 to 75 apartments across 10 London locations, primarily in Zone 2 and outer London markets. Turnover has risen from £678.9K in FY2023 to £3.664million, growth of 439 per cent, while management EBITDA, calculated before rent, finance costs, depreciation and exceptional items, rose from £291.2K to £2.018million, growth of over 590 per cent. Management EBITDA margins improved from 52.33 per cent to 55.08 per cent, and occupancy climbed from 52 per cent in 2022 to 72 per cent in 2025, according to the entry.
Sustainability is built into daily operations, with 100 per cent of electricity sourced from renewable energy and digital systems used to cut resource consumption and enable measurable carbon tracking.
A new benchmark on the shortlist
Hybrid Resi now competes in The Vistage Growth Business of the Year Award, which recognises businesses with revenues up to £25m achieving growth across a range of metrics, from financial performance to employee and customer engagement. The winner will be announced at the Lloyds British Business Excellence Awards ceremony at Grosvenor House, London on 10 November 2026, where the operator will learn whether its bid to set a new benchmark for serviced apartments has paid off.
